I am selling my 1/4 share in this deeded
waterfront timeshare at Wyndham Bay Voyage Inn on bucolic
Conanicut Island. Jamestown is only a
few minutes across the harbor from Newport,
RI.
A quarter share comes to 13 weeks a
year, or every 4th week. Every 4th
year, you get 14 weeks. The unit
was redone in 2004 so the interior is
new and up to date.
Second Home on
the Water
This unit is
much more like a second home than a
timeshare. All of your weeks are
in the same unit. It is in a small
inn with only a little over 30 units
where the staff can get to know you and
greets you by name. Best of all,
you don't have to do any of the work to
keep it up.
Do you need
to visit Newport monthly on business?
I have traveled on business for many
years and know how staying in large
hotels like the Hyatt and Marriott can
get tiresome. This friendly little
inn could be just the place for you.
The island
consists mostly of private homes and
private multimillion dollar waterfront
estates. There are only a few
multi-unit buildings on the island.
The unit is a short walk from the pier
and the five block long, single street
downtown area that has several fine
restaurants. The island is joined
to Newport by the Newport bridge, shown
below, and to the rest of Rhode Island
by the new Jamestown bridge.
Built in the mid 1800s
Once a private home, this
Victorian-style resort was built in the
mid-1800s and overlooks the beautiful
Narragansett Bay in the quaint seaside
town of Jamestown. With its Victorian
elegance and character, this is a much
sought-after destination by those
looking for a stylish yet relaxing
retreat. Romance abounds in the
award-winning dining room, which is the
perfect choice for dinner for two or
Sunday brunch. For a little excitement,
Newport is just over the bridge, and
down on the bay, guests can rent private
boats and fishing equipment for a day on
the water. Land lovers will enjoy
Jamestown's exhilarating bike and horse
trails. And not far from the resort is
Beavertail State Park, which is known
for its beautiful vistas along the New
England coastline

This is one

getaway home without all of the
maintenance hassle. Jamestown is
on
Conanicut Island,
just across the bridge from famous
Newport, RI so there is plenty to do day
or night.
Newport is a one-of-a-kind place famous
for the opulent summer mansions from the
Gilded Age and for American's cup
yacht racing. From the deck, you
can watch the yachts, sailboats and
cruise ships pass in front of you on
Narragansett Bay. (Museum of Yacheting
regatta schedule.)

the end of the 19th century,
Newport, R.I., was the country's
most fashionable summer resort.
The very rich spent small
fortunes constructing almost
absurdly elegant homes some of
which are now open for tours.
On the left:
Wealthy industrialist Cornelius
Vanderbilt II hired architect
Richard Morris Hunt to build his
lavish, 70-room Breakers Mansion
which overlooks the Atlantic
Ocean. It is named for the
waves crashing into the rocks
below the 13-acre estate.
Now Newport has plenty to do
year around, including the
spectacular Christmas
decorations at the many
mansions.

through the Inn,
or yourself
through a
variety of
online website.
During the
summer, the Inn
rents the rooms
for $320 a night
on the weekend
and $205 during
the week.
They keep 20% of
the rate when
they rent it for
you.

Three thousand
dollars earnest
money is due
with the sales
contract.
Balance is due
at closing.
Closing will be
done through
Chicago Title
Maintenance fee
is about $547 a
month, or $505
for each of the
13 weeks.
It is
paid quarterly.
Every 4th year
you receive one
week for free.

real estate tax exchange. This means that if you are
reinvesting the profit from the sale of another income
